Before You Hire

Typical lead time is often several weeks to a few months out for larger jobs. Ask:

• What is your license number, and which state or city issued it?
• Can you send a current certificate of liability insurance and proof of workers’ compensation?
• Will the contract list the scope, materials, price, start and finish dates and payment schedule?
• Who pulls the permits, and are they included in the price?
• Who will run the job day to day, and will you use subcontractors?

New Jersey Rules

New Jersey regulates home improvement or residential work, but has no full general contractor license. Threshold: Home improvement registration; no project-dollar floor. Read the New Jersey license summary.

• A general contractor is responsible for the whole job; ask how subcontractors are chosen and paid.
• Ask for lien waivers with each payment so unpaid subcontractors cannot claim against your property.
• Keep a contingency for surprises, especially in older homes.
