Do I Need a Building Permit?

Usually, yes for structural work, additions, new electrical circuits, plumbing changes, HVAC replacements and some roofs and fences. Painting and small cosmetic jobs usually do not. Rules are local, so ask your city or county building department. Your contractor should normally pull the permit and include it in the bid.

Who Pulls It

Normally the licensed contractor. Be careful if a contractor asks you to pull it as the owner: you may become responsible for the work.

Without a Permit

You could face fines, removal of work and problems at resale or with insurance.
